| First Home Consulting realizes that homeowners have educated themselves in Loss Mitigation through our community programs. There is information available through local and federal programs. However, homeowners sometimes experience difficulties in stopping their FORECLOSURE sale or getting an arrangement set-up with the Mortgage Company to prevent FORECLOSURE. For example: There are many Retention Options. In most cases, the homeowner will complete their financial information and hard ship letter to be reviewed for a Retention Option. However, there is one Retention Option that the Mortgage Company will allow customer services representatives to determine, and if successful in completing with the homeowner, this representative can be rewarded because the homeowner is committed in paying an added amount to their mortgage payment. Most homeowners will accept the agreement thinking they are being treated fairly and at least their FORECLOSURE or delinquency has been cured. However, the homeowner finds themselves back into FORECLOSURE because their financials were never a factor in determining the appropriate Retention Option. First Home Consulting is experienced in identifying the appropriate Departments within the Mortgage Company to prevent FORECLOSURE within a timely manner. Our departments work around the clock in collecting and obtaining information that surrounds homeowner adversities in determining the appropriate plan to stop your FORECLOSURE. Staff meetings are conducted on a daily basis. In some cases we find that homeowners report critical information that was not considered by the Mortgage Company or that the Mortgage Company did not request additional information to obtain the appropriate Retention Option. First Home Consulting in NO way is accusing all Mortgage Companies of improper reviews to give a homeowner a fresh start, but homeowners must understand that our job is to insure homeownership by paying close attention to your needs and by structuring the appropriate Loss Mitigation Options according to guidelines. Let’s be honest! If a homeowner has 30 days before FORECLOSURE takes place on his home, does he really have the experience to negotiate a FORECLOSURE sale? Well, according to guidelines, YES. Many homeowners and Mortgage Companies work successfully, and according to programs and guidelines to prevent and stopping FORECLOSURES. But, most homeowners realize that their Mortgage Company just isn’t working with them to provide financial relief in stopping FORECLOSURE. These are the Mortgage Company that makes First Home Counseling one of the most effective stop FORECLOSURE services in the country. Some FORECLOSURES are considered improper based on late notices by your Mortgage Company or not applying the appropriate funds to a homeowner account. Homeowners do NOT understand the time table or how a mortgage payment is recorded.
